Bereavement & Probate Clearance in Leeds
We handle your loved one's home with patience, care, and respect. There's no rush and no pressure — we'll work at your pace and keep what matters to you.
If you are clearing the home of a parent, partner, relative, or friend who has passed away, we understand that this is not an ordinary clearance. It is someone's life and memories, and it deserves to be handled with care.
We approach every bereavement or probate clearance with patience and respect. There is no rush. You can take as long as you need to decide what stays and what goes, and we will check with you before removing anything you might want to keep.
You can talk to us first, with no obligation to commit. We'll listen to your situation and explain how we can help — then, if and when you're ready, we'll arrange the clearance at a time that works for you.
Our Approach
How we handle bereavement clearance
Every situation is different, but these principles guide how we work.
Talk first
You can discuss your requirements with us before anything happens. Tell us about the property, the circumstances, and any concerns you have. There is no obligation.
Keep what matters
We will never remove anything you want to keep. Tell us, or label items, and we will leave them exactly where they are. If we are unsure about something, we will ask.
Photographs
If you cannot visit the property, you can send us photographs, or we can send you photos of specific items so you can decide what to keep.
No rush
There is no pressure to make quick decisions. We understand that this takes time, and we will work to your timeline, not ours.
Probate documentation
We can work alongside your solicitor or executor and provide any documentation you need — including waste transfer notes and inventories if required.
Partial or complete
You may want a complete clearance, or you may want to keep certain rooms or items untouched. We handle both, and everything in between.
The Process
What to expect
We've designed our process to be as gentle and straightforward as possible.
A conversation
It starts with a conversation. You tell us about the property and the circumstances. We explain what we can do and answer any questions. No commitment needed.
Identifying what to keep
If you are able to visit the property, you can identify items you want to keep. If you cannot, you can ask someone to go on your behalf, or we can send you photographs of specific items.
Arranging access
When you are ready, we arrange a date and time for the clearance. If you prefer not to be present, we can work from your instructions — written notes, labels, or a phone call.
The clearance
Our team carries out the clearance carefully and respectfully. We check with you — or your representative — if there is anything we are unsure about.
After the clearance
We leave the property clean and empty. Items in good condition are donated where possible. We can provide documentation for probate purposes if needed.
If you're not sure where to start, that's okay
You don't have to have everything figured out before contacting us. We're happy to have a conversation, answer your questions, and help you think through what needs doing. There is no pressure and no obligation.
